Many visitors to Cyprus have fallen in love with the island on first sight. And many of those who spent sometime in a Cyprus holiday villa liked it so much that they have decided to buy their own villa in Cyprus. Well, not everyone did, but many have actually ended up having their own
Cyprus offers a way of life some visitors only dream of, especially those from countries with cold, damp, climates. With its beautiful beaches, all year-round sunny days, wealth of stunning locations, relaxed atmosphere and friendly, hospitable people it’s no wonder so many people choose to relocate to the island of Aphrodite.
Consequently, Cyprus currently has a large number of foreigners who own property, such villas and holiday homes, on the island.
Whether your interest is in buying a luxury villa or a holiday home the choices are boundless. The island offers a variety of lifestyles: cosmopolitan, cultural, rural life, peaceful & quite as well as night life for the young.
Villas and smaller holiday homes are very popular with foreigners looking to settle down to a different way of life. Luxury villas in newly built complexes, which blend attractively into the local scenery are available in several locations. Single villas are also popular with buyers looking for property outside complexes. Buyers should avoid one bedroom villas as they will prove difficult to sell. Instead, three and four bedroom villas can be easily resold while six or more bedroom villas are in very high demand in resort areas.
Where you buy a villa is a important and you should take into account the advantages and disadvantages of the various locations. Elderly people should seriously consider being close to amenities such as shops, banks and medical facilities. If you have young children, make sure you are within easy driving distance from the school of your choice.
It’s also important to be close to the things you like doing. If your plan is to go swimming every day, then look for villas close to your favourite beach. Those who enjoy sailing and Golf should settle for Lemesos (Limassol) where there are excellent facilities and sailing clubs. If you love the theatre, shopping and cultural events, then try Nicosia or Lemesos (Limassol). The development of luxury villa complexes is quite common in Lemesos as well as in the Protaras area on the south-east coast. These Luxury villas come with luxury kitchens, bathrooms, central heating, air-conditioning and top quality flooring. Some villas are even fitted with sauna rooms, swimming pools, Jacuzzi and more. Prices range from CY£ 175,000 for a 2 bedroom villa to over CY£ 365,000 for a 4 bedroom luxury villa.
Buying a holiday villa in Cyprus can be an exciting event but there is a procedure to be followed to guarantee a smoothly completed purchase. After viewing the possible candidate villas and choosing the right one, you will have to reserve it by paying a deposit amount to ensure that the developer freezes the price. You will then need to appoint an independent lawyer to draft the contract and eventually arrange the terms of payment according to your needs and ability. After signing the contract, your lawyer will have 60 days to make the contract legal in the Land Registry Department for “specific performance”. This procedure was created by the Land Registry Department to secure the buyer’s rights which ensures that the title deed is handed to the buyer shortly after delivery of the property. What is left then is for one to relax and enjoy their new villa in the sun.
