When you book a property or a service with us, you enter into a legally binding contract subject to the terms & conditions set out below. Therefore, please read these terms & conditions to be familiar with their contents.
When a guest cancels a confirmed booking due to a COVID-19 related situation, and the booking being made on, or after, February 14, 2020, with a check-in date between March 14, 2020 and May 31, 2020, such a booking may be cancelled, with a refund of the deposit made.
Payment & Booking
A written confirmation of availability at the villas/properties during the period requested will be emailed to the guest upon which a booking deposit of 25% (or 50% in case of rentals of less than a week) of the total rental charge must be paid by credit card or bank transfer, to validate the reservation. The booking will be considered valid only after receiving this deposit. The booking confirmation deposit is non-refundable or transferable. The balance, 75%, of the total rental charge, or any other booked services, must be paid 8 weeks prior to the rental period starting date. If the balance is not paid in time, the booking may be cancelled and the balance due will be claimed from the client together with all related expenses and compensations. No-show or earlier departure will have 100% charge of the stay. Unpaid provisional or option reservations can be made and confirmed for customers. However, if within a one week period these unpaid option or provisional reservations are not converted into paid confirmed bookings, then these option reservations are automatically cancelled. In case of late payments for booked services, delivery of these services can not be guaranteed to be identical to that desired by the client. In such cases, the villas’ owners, managers or agents will not be liable for any discrepancies which may occur, due to late payment, nor shall the villas’ owners or managers, pay any compensation, nor make any refunds due to these discrepancies.
A refundable security deposit of €770.00 Euro for rental at Villa Mosaica, €700.00 Euro for rental at Villa Aretousa, €520.00 Euro for Villa Amorosa, and €400.00 Euro for the other properties, is payable few days before arrival at the villas, or during check-in at the villas. This deposit will be refunded within one day from the date of departure from the villas/properties, less any deduction made for damage caused to the property or for any additional costs that are not included in the rental price. If the refundable deposit was paid by a credit card, then a 5% card surcharge will apply. Charges for damages or losses or any maintenance and repairs to the premises, equipment, amenities or fixtures necessitated by misuse will be at the discretion of the local villas/properties’ manager. In the event of any damage or loss which is assessed to be in excess of the security bond, the client will be held responsible for the full reimbursement of the outstanding amount. Access to the villas could be denied if the security bond is not paid. On check-out at the end of a rental period, the property should be left as clean and tidy as was found on check-in, otherwise a fee of €175.00 Euro for Villa Mosaica (€85.00 Euro for the other properties) will be charged to the guests’ account for cleaning and tidying-up of the property.
The rental price of a property is fully guaranteed when the booking confirmation deposit is paid and the receipt has been issued and sent to the guest.

Minimum Rental Period
Villas & other properties are rented on weekly basis with a one-week minimum rental period.
Check-in & Check-out
Check-in at the villas/properties is on Saturday or Wednesday, between 17.00 pm to 22.00 pm. Check-out is on Saturday or Wednesday by 10.00 am.
Pets are not allowed in the villas. This is to keep our villas both odour and pet allergy free for the comfort of our guests. Should a pet be found within a villa, the guests will be charged for a deep clean of the entire property, including carpets, beddings, curtains and all furniture. The cleaning charges in this case are: €350.00 Euro for Villa Mosaica and €170.00 Euro for any of the other properties. The garden & grounds areas will be checked and the guests will be liable for any costs incurred for any such damage and cleaning caused by a pet allowed into the property by the guests.
Change of Bookings
In case of unforeseen circumstances where we have to change or cancel a booked property or any other booked service or event, we will do our best to offer our guests alternative accommodation or service of the same standard as the changed or cancelled one. Alternatively, we will refund in full all payments made to us for the accommodation or service in question. No extra payments or amounts will be due. We do not accept liability for travel expenses, alternative accommodation or services or other expenses that may be incurred by the guests. We strongly recommend that all guests and customers should purchase trip cancellation & travel insurance.
Total Number of Guests
The total number of guests allowed to be accommodated at a property is the number confirmed in the booking confirmation & receipt email for that villa or apartment. If at the time of check-in, or then after, the actual number of guests to stay at a property is found to be actually larger than the total number of guests confirmed in the receipt email, then one of the following options will be exercised: (1) An additional rental amount of €210.00 per additional person per week will be charged. (2) In case that the number of additional guests can not be accommodated at the property, then it is the responsibility of the person in whose name the rental booking was made to find alternative accommodation elsewhere for these additional guests. (3) Contravention of this rule will render your booking void, all monies paid will be forfeited and you will be asked to vacate the property immediately, without compensation.
Events, Parties & Third Parties at the villas
The villas/properties are provided to our guests for accommodation purposes only. The villas/properties are located in residential areas, we kindly request our guests to refrain from allowing any noise to originate from the villas/properties after 11:00 pm as required by law. If our guests intend to organize a party or an event at the villas/properties then such party or event must be agreed well in advance with the villa’s managers. Also, the organization at the villas/properties of events, parties or activities, regardless of the number of guests, which entail and involve the presence in the villas/properties of third parties such as: persons who are not staying in the villa/property, trainers, musicians, singers, dancers, performers of all types, caterers or catering companies, cooks and chefs, waiters, and any kind of technicians, is not permitted without a prior agreement with the properties’ managers. Disk-jockeys (DJs) are not permitted at the villas.
Code of Conduct
Our villas are located in residential areas. The actions of all guests staying in a villa should not interfere with the enjoyment of the residents of the area. The use of the swimming pool, loud music & noise or any activity which may cause inconvenience to the villa’s neighbours between the hours 23:00 pm and 07:00 am is strictly prohibited by law. In the event that a guest or guests behave in a way that is likely to cause distress, danger or annoyance to other residents of the area or damage to any property in the area, the villas’ manager, reserve the right to terminate the guests rental agreement immediately and forthwith. The villas’ owners, managers or agents will not be liable for any costs the guests may incur, nor shall the villas’ owners or managers, pay any compensation, nor make any refunds due to this action.
Limitation of Liability
Although every effort is made to ensure that the villas/properties are in perfect condition, we cannot accept responsibility for third party claims, accidents, damage to or loss of property or for any expenses incurred for any reasons, including changes caused by Force Majeure, regardless of howsoever they may have occurred nor can liability be accepted for injury as a result of the use of any part of the property, howsoever caused. We do not accept responsibility or liability for any accidents resulting in death, injury, illness, loss or damage to property (including cars & vehicles) or personal effects sustained by yourselves or any other visitors to the villas during your stay regardless howsoever they may have occurred.
Our villas operate a No Smoking policy. Smoking is permitted around the pool and garden areas only. Our guests cooperation in this matter is very much appreciated. In case of evidence of smoking within a villa’s building, the guests will be charged with the full cost of eliminating the odour of stale cigarette smoke from walls, flooring, carpets, rugs, bedspreads, furniture, curtains, lampshades, clothing, and any other porous material accordingly. This can be very time consuming to clean as tar and nicotine leave a film that binds the smoke to the material making it difficult to remove not only allowing the odour to last for very long periods, but also discolouring light-colour surfaces and fabrics.
Swimming Pool & Safety
The swimming pool is used entirely at the guests own responsibility. The villas owners and villas managers accept no liability for any swimming pool or poolside injuries however caused. Diving is not allowed in the pool. Guests are specifically advised not to allow unsupervised children to use the pool. Children around the pool must be accompanied by an adult at all times. Glass is not allowed in the pool area at all times.
Cancellation of Bookings
When a guest sends us an email expressing their intention to cancel their villa booking, we will reply, by email, acknowledging the guest’s decision and the guest’s villa’s rental booking will be considered as cancelled with immediate effect. If a booked rental is cancelled by the guest, the following charges will apply: (1) More than 60 days*: No charges are made. (2) From 59 – 45 days*: 30% of the total rental charges (3) From 44 – 29 days*: 60% of the total rental charges (4) From 28 – 21 days*: 80% of the total rental charges (5) Less than 21 days*: 100% of the total rental charges *Days are considered to be prior to the rental period starting date and are calculated based on the date on which a written notice of cancellation has been received or confirmed by the villas management. The booking confirmation deposit payment is in all cases non-refundable or transferable as mentioned in the Payment & Booking section above.
Cancellation by the properties managers
In cases when the guests requirements are not compatible with the villas’ rental policies, then the operators of the Villas reserve the right to terminate the guests rental agreement at any stage of its validity. All amounts paid up-to that stage by the guests will be refunded in full to them. The villas’ owners, managers or agents will not be liable for any costs the guests may incur, nor shall the villas’ owners or managers, pay any compensation, nor make any additional payment due to this cancellation.
Cancellation of other services
In the event that a booked or confirmed service, which was to be provided or arranged by us for the guest, within or outside the villas/properties, is cancelled by the guest before these services are to commence, then 50% of the total cost of that service or the fixed charge fee, if any, for that service will be due from and payable to us by the guest. If the cancellation takes place within two months from the date on which such service was to commence then the total cost of that service becomes due to us.
Above booking & rental terms and conditions are applicable to and at all our Cyprus Villas, properties and any other services advertised on this website or provided by us. We reserve the right at any time to change any of the terms and conditions contained herein or any information contained in our Web Site. Any such changes will appear on the individual pages of the Web Site and/or on this page. By using the Web Site, you agree in advance to accept above conditions and any such changes. In case of discrepancy in, or dispute to any of the terms & conditions published in other languages on this website, the English version text shall prevail.
Law & Jurisdiction
These terms and conditions will be governed by and construed in accordance with the law of The Republic of Cyprus, and any disputes relating to these terms and conditions will be subject to the exclusive jurisdiction of the courts of The Republic of Cyprus.
